	Key Points
	The actual capping is not carried out at CapDate, because this date is probably inbetween reviews, and you probably don"t know exactly where inbetween reviews it will turn out to be. Instead, the rental stream will be capitalised at the next review after the CapDate. If the CapDate is in the void period, or in the final rental segment of a lease prior to break/expiry, this could mean a 10 year lag between the elected CapDate and the actual date of capitalisation. This might seem rather heavy-handed or unpredictable behaviour on behalf of the function, but to our mind it is safer and has a certain logic of purity. For one thing, if you are going to blithely set a Cap Rate without knowing where inbetween reviews the Cap Date is, you don"t know how to adjust that CapRate for over/under renting - the only safe place to use a general Cap Rate is at market review, where the passing rent equals the market rent. Secondly, the CapDate may fall in a void period and it is ambiguous and uncertain as to how to treat the remaining void. Third, your Cap Date might occur during a fixed rent segment, and in this circumstance it is incorrect to capitalise either the fixed rent or the then prevailing market. This function attempts to balance the dilemmas by capitalising in a way that most ressembles an NPV calculation. In other words, it will continue the conventional NPV calculation for as long as it takes until an appropriate capping point (a market rent review) occurs after the specified CapDate.
