CapValueGrowGD (ValuationDate, Yield, MktRent, FromDates, AnnRents, [GrowthDatesOpt], [GrowthRatesOpt], [RevToMkt], [CostsPerc], [PmtsPerYearOpt], [CapOptions])
CapValueGD with reversion to market
Features | ||||||||
...Grow... | Incorporating growth rates
Key Points | ||||||||
Note that it is ANNUAL RENTAL RATES that are specified. Sometimes you might want to use this function on a quarterly cash flow. If you do you need to multiply the rents up accordingly, as the math for this function ALWAYS ASSUME ANNUAL RATES OF RENT.
Key Points | ||||||||
The function will always capitalise at RevToMkt, unless RevToMkt is not specified, in which case the behaviour of this function is the same as CapValueGD. If, as might often be the case, RevToMkt is BEFORE the last of the FromDates, then those rents after RevToMkt are ignored (cut off, curtailed, disregarded), and instead the rent is finally capitalised at RevToMkt.
