Market Zero-Aware
This function accepts a range of fixed annual rates (or rents), and it also accepts a market forecast. Wher neither a rent.rate or date is specified, the function obviously uses the market forecast. Where only a date is specified and the rate/rent is blank or zero, the function will automatically generate a market estimate for this date. So if you want to put a specific rent review date but without a fixed rent (you want the function to calculate the market), just leave the annual rent figure blank.
